Sharon and Marika are a mother and daughter from Croydon, both working in social services. They wanted to build a business together, leave a legacy for their children and have more time for family and holidays. Sharon had been a buy to let landlord for ten years, so the idea of controlling property without buying it took some convincing, but once she saw it she wished she'd known sooner. They opened their first two bed and their second a month later. Simon's guest magnets helped them pick the right properties, their website made them look professional to landlords, and the scripts taught them what to say. Sharon even found their first house herself. They've earned Superhost status, and families on insurance stays now come to them directly. Their best month is on track for £19,000 in revenue, Marika has gone part time, and they're aiming for 12 properties within a year. Sharon's advice: "Say it in your own way, according to your character and your personality."

Matt and Fiona run Witt Properties Ltd in West Yorkshire. They wanted to get into property, but every penny was going into their first home, a fixer upper, and without capital or experience buy to let felt out of reach. Matt was sceptical at first and thought rent to rent sounded a bit scammy, until they found Simon. What won him over was that the expectations were realistic and genuine, with no promises of a million pounds in a year. Their first deal is a large property with a landlord who loves being hands off and let them bring it up to standard. They used a home stager to set it up and used the professional photos to market their business to future landlords. In its first week it was already bringing money in, with two more deals in the pipeline. Matt's advice: "Ask yourself some honest questions and decide whether what you're doing right now is working for you."
