Carlton and Tamara spent years in the creative industry working music festivals, where nobody thinks about pensions. They wanted to secure their own future, give their parents the retirement they deserve, and spend more time with their daughter. After getting burned on stocks and crypto, Carlton studied property and saw rent to rent was the best strategy for cashflow. They had already paid for another serviced accommodation course, but within weeks chose Simon for the community and support: people walking the walk who take the time to help you through each challenge. Within three months they had two deals in Manchester and London. The first came from a networking meeting with a landlord who wanted guaranteed rent, and it was booked out for its first six weeks. Now the landlord's business partner has offered them another property. Carlton finds the deals while Tamara runs the operations. His advice: "It's from consistent action that things actually start happening."

Sharon and Marika are a mother and daughter from Croydon, both working in social services. They wanted to build a business together, leave a legacy for their children and have more time for family and holidays. Sharon had been a buy to let landlord for ten years, so the idea of controlling property without buying it took some convincing, but once she saw it she wished she'd known sooner. They opened their first two bed and their second a month later. Simon's guest magnets helped them pick the right properties, their website made them look professional to landlords, and the scripts taught them what to say. Sharon even found their first house herself. They've earned Superhost status, and families on insurance stays now come to them directly. Their best month is on track for £19,000 in revenue, Marika has gone part time, and they're aiming for 12 properties within a year. Sharon's advice: "Say it in your own way, according to your character and your personality."
